Note: Some costs, such as utilities and optional services, are subject to change based on provider rates, tenant usage, or other external factors. The total price may vary accordingly. If independent coverage for any required service lapses, the community may bill residents until coverage is reinstated. Some fees may not apply to homes participating in affordable housing programs. All fees are subject to the application and/or lease terms. Prices and availability are subject to change. Residents may be required to obtain and maintain insurance and activate and maintain utility services including electricity, water, gas, cable, and internet as outlined in the lease. Additional fees may apply as described in the application and/or lease agreement, which is available upon request prior to applying.

- Conservice Billing Fee (Required): Resident cost $6.00/month ($5.00 Conservice Billing fee; $1.00 Conservice Energy Benchmarking fee) – Paid to Community
- Renter’s Insurance Policy (Required; Obtained independently): Resident cost varies/month - Paid to Third Party
Optional Monthly Costs
- Pet Fee: $35.00/month – Paid to Community
- Parking Rent: 1st space $100.00/month; Additional space $150.00/month – Paid to Community
- Storage Rent: $50.00 to 150.00/month – Paid to Community

- Conservice New Account Fee (Required): Resident cost $10.00/apartment – Paid to Community
- Conservice Final Billing Fee (Required): Resident cost $5.00/apartment – Paid to Community
- Pet Deposit (If Applicable | Refundable): $300.00/apartment – Paid to Community. Refund based on compliance with lease agreement.
Situational Fees
- Payment Processing Fee: FREE when paid through ACH
- Payment Alternative Processing Fee: Varies – Paid directly to provider
- Additional Security Deposit (If Applicable | Refundable): Up to 1-month’s rent/apartment – Paid to Community. Refund based on compliance with lease agreement.

- Conservice Utility Recovery Fee: Resident cost $15.00/occurrence – Paid to Community
- Personal Liability Insurance (if coverage lapses): Resident cost $7.00/month – Paid to Community
- Parcel Pending Storage Fee (after 3 days w/o vacation hold): Resident cost $7.00/occurrence – Paid to Community
- Late Fee: 5% of rent balance or $50.00 (whichever is greater)/occurrence – Paid to Community

Renter’s Insurance:
TRPF Line 28 LLC requires residents to maintain active insurance coverage with $100,000 minimum personal liability protection throughout your residency. You will need to provide proof of coverage prior to lease start date. In the event you do not provide this documentation, you will automatically be enrolled in our master policy.
Portable Tenant Screening Report (PTSR):
Applicant has the right to provide Line28 at LoHi Apartments with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides Line28 at LoHi Apartments with a PTSR, Line28 at LoHi Apartments is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for Line28 at LoHi Apartments to access or use the PTSR.
